Having trouble with my computer. It and the photo's I clipped from websites didn't seem to get along. Finally got them tamed when I deleted the problematic page I was working on and started all over. Just something to file away in my limited brain in case it happens again.
So, This is the 5th day in a row I've published a post. I have no earthly idea how Sarge can publish 1 per day 313 days per year. (He gets Monday's off.). Every day has challenged my post authoring skills to the max. However, he deserves a break. I just hope he comes back soon. His fictional stories are much better than my pissing, moaning and complaining.
But, here we go!
As most of you regular readers are aware, Mrs J and I are about to move to College Station. Our Daughter, her Husband and two children live there. In addition, my Son, his bride and daughter will be retiring in a couple of years and have expressed an interest in settling in College Station also. Since all 4 of that generation in my Family graduated from Texas A&M University, I guess that explains things.
So, getting on in years, Mrs J and I thought it wise (OK, she thought it wise, I just said "Yes Dear!") to move there also. But, there are some caveats. We don't want to live in downtown College Station, or Bryan for that matter. Just don't want the hustle and bustle.
So, we've decided on a piece of property about 15 miles south of town. 4.8 acres, so we can bring our horses with us. They're good listeners when I'm frustrated, annoyed, or just in need of a quiet listener. They're very good at that, and I don't want to give them up. So...They're coming with us.
In any case, this is the property we're purchasing.
Well, this is the house we'll be renting. Quite a bit smaller than our current house and so...Stuff has to go to storage. The yard is fenced in, so the dogs will be able to go outside. Don't know if there are additional dogs in the vicinity they can "talk" to. Should be interesting. That move in, should be Mid December. We've got to be out of this house by the 15th of December.

A most interesting post juvat, the new homestead looks to have plenty of potential firewood available and a long driveway for privacy (that's what driveway alarms are for). Good luck with the well drilling, the new home looks quite restful, one level living........nice........:)
ReplyDeleteYeah assuming the drought down here abates the fire pit should get a pretty good workout. Looking forward to moving in.

Wishing you good luck with your plans!
ReplyDeleteThanks, Rob

Wow, not sure I'd have the patience for all that. Property looks awesome, new house looks beautiful as well. I love the fact that there are lots of trees, me being a "tree guy" as I'm from Vermont. Thanks for your efforts this week, hope they were therapeutic, they certainly were entertaining to read.
ReplyDeleteNow I suppose I need to get my butt back to work.
Sigh ...
Sarge, not sure I do either, but I shall endeavor to persevere. We've walked the property and while that picture looks like a jungle, there's actually a fair amount of clearing underneath the trees. Gotta do a little planning about the corral, but the intent is minimum firewood as possible.
DeleteTwas my pleasure, but it is harder than it looks. Spell checking, typo correcting, rewording, "Oh yeah, I need to add that" rewriting. Takes a bit of time and effort, I am impressed with your abilities. Looking forward to your continuation of your novel.

I like your " pissing, moaning and complaining."
ReplyDeleteYour plans look fantastic, Master Master Juvat. But I saw the aerial of your property and thought, "Dang! That would be a nightmare of permitting and fees in California!"
Joe,
DeleteYep, probably, which is why, although born in California, I retired in Texas.

With all that timber...are you going to put Mrs. J to splitting and stacking cordwood? Seein' as your laid up, and all. ;-)
DeleteI might have to, but like I said, it's gonna be about a year before we get there, so...Hopefully, I'll be back at full speed by then.

Good ol' B/CS. Was there for 20 years a bit back (Southwood Valley area) and my son was born there. I'm jealous of new home design.
ReplyDeleteCuthatch,
DeleteIt's grown quite a bit, even in the 10 years since my son graduated.
Yeah, we're looking forward to actually moving in.

That is quite a snazzy home picture Juvat. Hopefully time will fly until you can get in it.

DeleteAmen!

Good things being with good plans. Looks like you got this covered.
ReplyDeleteWith experience building your current home, you know the drill, and SOME of the potential pitfalls. I'm sure you'll keep us informed as you discover new ways construction can be delayed, become more costly, or otherwise "interesting."
Your posts are always excellent, and yes, Sarge does a really great job churning out top quality stuff, which is a lot harder than it might look to the casual reader.
John Blackshoe
JB,
DeleteThanks, We (Mrs J primarily) have been planning this for a while now. It's just now coming to fruition. As to keeping you informed, unless Sarge fires me, I'll still need blogging material, so...
Thanks, much appreciated. I agree with your comment about Sarge. I am anxiously awaiting the next section of his novel. Outstanding writing.

Too many dry trees to donate the house to the Fire Department, for a practice burn?
ReplyDeleteStB,
DeletePretty sure you're right about that. Lotta trees, Lots and lots of underbrush and a drought going on down here. Not a good idea!, Cut 'em up into smallish logs and use them in a fire pit might (I say MIGHT) be ok. We'll see.

Juvat, like the house! Can assure you that the porch will be more of a blessing that you two think it will. Will allow you to escape from a stiff north wind and you'll have the added bonus of saving windows from hail. I almost had a "spell" when they told me what our porch would add to the cost of the house, but it's been well worth the shekels shelled out.
ReplyDeleteEldest grandson is a Jr. at TAMU and I fully understand your desire to avoid the traffic, hustle and bustle in both C.S. and Bryan. Know having the family close will be a huge PLUS.
Cletus
Cletus,
DeleteThanks, you nailed all the reasons we wanted to move there as well as the specific location THERE! Good to hear you've got an Aggie in your family and wish him well.
Cheers,
juvat
That wraparound porch will really help with the cooling bills.
ReplyDeleteIs 4.8 acres enough for an AG exemption?
Here in Guadalupe co. the 16 acres of Snakebit acres with a Honey bee raising clause , a disabled VA rating and over 65 gives us a tax rate of about $500/year.
The minimum AG exempt is 10 acres here.
Delete(Sorry, wouldn't let me edit after I posted)
Yeah it’s 10 acres ( under production) in Brazos County also.

So glad you were able to find a house to rent short term while building your "forever" home. Especially since you have experience in building previously.
ReplyDeleteWhen I moved back from MI to NY, I rented a bedroom from long time friends--we all grew up together, literally. I chose just the "minimal" stuff to bring to their house and put everything else into storage. And even that minimal stuff after a few months, I was running stuff down to the storage unit. I was only supposed to be there for a year, but thanks to Covid, 12 months turned into 18.
The good news is we are still friends.
Only take stuff with you that you touch multiple times in a day, or at most 3 times a week. If it's stuff you only touch once a month or less, pack it up. Don't bring pictures, ya just put holes in walls that you will have to patch before moving out. I packed up all my books, and did survive, but was very glad for my Kindle and Nook. Bring a comfortable chair apiece, a couple of rugs, your bed and dressers. But pack most of the furniture away. Pretend you are moving back to college. Go to family for the holidays instead of having them come to you. That way you can pack up all the holiday decorations. Label your boxes very well. That way if you find you really do NEED something you have packed, you should be able to find it in the storage unit. Lastly, hire movers. Yes, it costs money. However, they have ALL the equipment, THEY do all the heavy lifting, and if your boxes are labeled, they can tell where to put the boxes once you label the rooms in your new house. And, since it never fails that the weather will be lousy the day(s) you move, THEY will be the ones getting wet, or getting heat stroke, NOT you two.
I hate moving. It's just so much hassle. And, I do have a bunch of stuff.
But it is fun getting everything snapped into shape in a new place.
Suz
Suz, lots of good advic. Suz, thank you! I knew most of it from past experience but that was quite a while ago ( lived here for 25 years) so it was useful to have a refresher.

Will there be a separate shop building where sawdust can be made?
ReplyDeleteWhy, yes there will. Mrs J insisted. Seems it keeps me calm and outta her hair! Who knew?
