"I don't like Mondays!"


 Well...Campers, it's another Monday and Sarge has taken leave of his senses.  He's left Beans, Tuna and I in charge!   Mwah-Ha-Ha!  There will be some changes around here this next week or two, that's for sure.

Now, as to the title.  I was looking for a video that dealt with Monday, but not one I had already used, "Monday, Monday" by Mamas and Papas, "Come Monday" by Jimmy Buffett and "Manic Monday" by the Bangles. So, I went searching on the Tube of You.  Found this song, clicked on it.  Kinda catchy, so added it in.  Then I read the story behind it.  Wow!  A 16 YO girl popping kids with a rifle from a building next to a park!  That happened in the late 70's, fortunately, she's still in prison.  IMHO, she should be 6' deep in a box, but that's just me being charitable.

In any case, here we go. *

 

 

Interesting?  Not my favorite for several reasons, not the least of which is the story behind it.

Anyhow, juvat, how are things going in Texas?  Well, Beans (since Sarge isn't here), it's forecast to be in triple digits for the next few days.  That and the humidity are presenting a comfort factor (yeah right!) of 105.  So, I think I'll be inside most of the day.  Walking the 100 yards over to the horse barn this morning, effectively proved that anti-perspirant doesn't work, and that was at 10AM.  Really looking forward to the evening feeding at 5PM.

But....all complaining aside, my tour in Korea and TDY's to Alaska proved this Texas boy can tolerate heat better than cold.  So, I got that going for me.  But, October can't get here quick enough.

On the Real Estate/Moving front, we've had 3 lookers (2 actual visitors, 1 online visit)  All three have liked the property and seemed interested.  They all happened last week, so still waiting on the next step in the process, the offer.

Well, except for the last one.  Retired Air Force Officer living in California looking to move to Texas.

To set the stage, we own 30.9 acres of ranchland 10 miles south of town.  On it are 4 houses, 2 with 3 bedrooms, 2 with 2.  1 is where we live the other 3 are B & B's.  The occupancy rate is pretty good and we turn a decent profit.  Also included are a barn with 2 horses, covered parking for 5 vehicles, a large storage area and two workshops. Our house is quite nice, good views, plenty of room, great Kitchen (important for the Chef in the house aka moi).  

The two groups that actually visited ooohed and aahed quite a bit, so...Maybe.  The Retired AF toured it via video, so, no feedback.

Now, as to the latter,  She, the retired AF, sent us an offer through our realtor.  He called us and asked us to stop by to discuss.  We were pretty excited.

For a bit.  Without going into details when we started this venture, our realtor had suggested an asking price of 7 figures and showed us similar properties and the prices they sold at. His recommendation was in that ballpark. Now granted, real estate has taken a turn for the worse recently, but the sales prices were fairly new.  So...

This person sent us an offer of 75% of our asking price.  You can figure out what she offered-ish.  

When I was told the amount offered, my response started with the other word for copulation followed by NO!  I told the realtor to counter with a $1 drop in price.  Fortunately, he's calmer than I and talked me out of that.  I did reiterate the "NO!" and said I don't want to discuss anything close to that level of ridiculousness.  I told him that we knew the market was slow, but we're not in any rush to sell and move.  We can wait this out if needed, but we're not going to give the property away, except  to our children through a will.

He said ok.  

We shall see.

Yeah, just telling that story and it's YGBSM factors to you all pushed my BP up kinda high right now, not as high as it was that day, but...

OK, I'm going to pause for a while, see if my fellow co-conspirators can come up with a posting for Tuesday.  I've been pretty regular on Monday at 1 posting per seven days.  I can't conceive of how Sarge does it the other 6 days even with the occasional guest posts. So, he deserves a vacation.  Have fun!

  2. Having grown up at 55°N I too can't bear heat, at least humid heat. Anyway, my father used to say "We're Vikings really": certainly the village his family came from had a Norse name. Decades too late I thought of a suitably teenage response: "Dad, we could have been Vikings' slaves."

  3. I lived on the eastern side of San Diego civilization at the time. The murderous, teenage witch bitch used a 10/22. Hope she's miserable and dies that way.
    No forgiveness for her or many others from me. Guess I'm a defective Christian, or maybe only Christian adjacent. The two most important rules in my book are Non Interference and Free Will. The others count of course, but, priorities.

    3. Regarding Christian forgiveness, that pertains to their soul. So for the nasty intact female dog of breeding age, forgiveness of her soul. Nothing in the Bibles say you have to give forgiveness in the physical world.

      And the stupid Supreme Court ruling that 'juveniles' charged as adult can't ride the lightning or get the jab or breathe the danger-smoke or do some neck dancing or bullet catching is very wrong.

    4. And here comes some trivia? Thomas Edison invented the electric chair in order to show the world how safe direct current is (at low amps)(and Edison was selling DC systems) and how deadly alternating current is (as 'invented' by Tesla.)

  6. An observation from someone who spent most of his life negotiating. That offer was straight out of the, "How to Negotiate" book. Start with an offer of no more than 2/3 rds of the asking price. Your counter offer was brilliant; never occurred to me. Next drop? Recommend $2.

    1. WSF, I did not know that, but a reduction of almost a third of a million seemed outrageous to me and thanks for the recommended second response. Will do. Got a meeting with our realtor this afternoon to discuss offers and counters. I’ll bring it up.

  7. Juvat, I know the song but had not idea of its background. Certainly puts a different spin on it.

    I hate selling homes. To WSF above, that would have been a well crafted response. While it feels emotional, at the same time it is a "Do not waste my time" response as well. And certainly at the moment, there are other options. Still hoping it sells quickly.

    1. THBB, yeah, Mrs J was a little peeved at my response. But you're exactly right on why I said it. Fortunately, it was delivered to our realtor to deliver. He's probably more couth than I, so we'll see what he said this afternoon and what her response was. It would be nice for it to sell quickly, but we have time, so the right price is more important to us than a quick sale.

  8. A thought on Monday. Monday is the best day of the week. "WHAT??? Has Joe had a chip knocked out of the one marble he has left?" Nope. Perfectly logical. Monday is the best day of the week because it's farthest from the next Monday. QED.

  10. FANTASTIC views, front and back.

    A sub-mil offer from Kalifornians is rather insulting. Any one of your three houses would sell from more than that in their neighborhood.
    Good to have three people kinda-sorta interested. I don't know if you can counter on offers with some sort of tentative acceptance, subject to review of other offers with 72-96 hours. Need to get a little bidding war going on there.
    Might be nice to have some sort of option delay occupancy (no more than 60-90 days?) to permit a door to door move to the new Chez Juvat instead of having to find temporary digs and throw stuff in storage for a brief time.

    It'll all work out great in the end, but perhaps with a few hiccups along the way.

    The new owners of your place are lucky folks indeed.

      Mrs J, thinks she's a con-artist, our realtor doesn't. In either case, she's got to come up with quite a bit more moolah and a bit more paperwork before we're gonna show some interest. One of the actual people that visited the house is coming back tomorrow to look over the property and the guest houses, so...seems to have an interest. Still in the maybe stage, but...looking better.
      We shall see what we shall see!

  11. Such a low ball. When you're talking seven digits, 75% is an insult. By the way Zillow has it in the low six figures, but of course that's not the sales price, just their estimate.

    As to the offer, yeah, that's right up there with getting kicked in the cajones. There's lowballing at 80%. Then there's being a butt-head. You have encountered a butt-head.

    1. Had a talk with our realtor an hour or so ago. He's thinking we'll be getting an offer shortly. One of the couples that visited yesterday is coming back tomorrow., so we shall see.

  14. It's a nice spread and yeah, you mentioned where the offer came from and that was my experience selling property in California the second time. They got no class.

      Well, we believe it was a scam. Mrs J did a little research on the properties she said she was selling and none of them were on the market. All had been recently sold. So, that and the unbelievably low offer told me to tell our realtor to tell her to pound sand if she called again. Whether he did that, or was more diplomatic or something in between, she hasn’t contacted him or us again.
