0800 October 13. Mrs J and I are finishing breakfast when the phone rang. Mrs J answered and it was our realtor, my fingers immediately crossed in the hope he had a bit of potentially good news. (Yes, Beans, good news is always potential until it actually occurs. We're not there yet.). But the realtor asked if our Dogs could be gone from the house for about 4 hours without rioting. I said sure with enough rib bones. The cat however...
But he then dropped the big one, he was going to be showing the house to 2 different potential buyers.
OK, then, we'll handle the dogs. (We just sat them down in the living room and explained how important this was in trying to sell the house. We also told them how we'd show them parts of town they hadn't peed on yet, so they could mark new territory. Tails went into full flogging mode at that. Cat, however, wasn't impressed. )
Ah well.
1200 October 14. The showings went well, very well. The first showing of the day was the second showing of our house to a couple from Colorado. This time the wife came along, that may have made a difference as they told our realtor they'd be making an offer when they got one on their house. That's definitely good news, but a long way from a signed contract.
Still, better than nothing.
When the realtor told us about the second showing, something had me a tad bit more confident. The two viewers live about 15 miles south of us in a medium sized city. He relayed to us that they were not comfortable in the neighborhood they were living in, too crowded, noisy, close together...Well, none of that is a factor on our 30.9 acres.

They said they liked the property and, to me, it just feels like a better fit for them. They also told our realtor that they were very interested.
We shall see what will be!
0800 15 October. Well, it's a couple of days and things are speeding up. We did get an offer from the people in the vicinity. Yes it was a very low ball offer. We went and visited our realtor about what he thought the house would sell for, his price and mine were almost exactly the same. So we had him put together a counter offer which still allowed for some negotiation above our high end sale price.
As I mentioned above, we shall see what will be!
0800 16 October. Given the activity going on, we realized we've got to get the move-out side of the move started. Getting stuff ready for movers is now in progress. We're also headed over to College Station sometime in the next couple of days for an out and back. We've got a couple of properties that we're interested in, but the photos are not all that satisfying. We’d like to do a walk through and see what the truth is in the listing. We also reminded the selling realtor that Mrs J’s travel schedule has a River Cruise tour in Portugal in November and a Disney cruise in December for our family, so scheduling the sale and move will take some planning and mid-January would be the earliest jumping through all the hoops could be accomplished.
So, progress, but, unfortunately, circumstances changed that moving schedule.
0800 17 October. Things quickly started to roll. The folks from south of us called this morning and said yes. The only drawback (such as it is) is they need to move in in Mid December. Their Daughter is in a difficult pregnancy and needs to be in one of our guest houses where it's peaceful and quiet. That's the determining factor on the sale. I think we're probably gonna have to borrow Santa's sleigh to move our "stuff" to College Station by the 17th of December.
So, gonna be a "fun" couple of months and Mrs J and I may sleep through the cruises. But...we are officially under contract for essentially our asking price.
0800 18 October. Now the priority is getting things sorted on what we're taking, what we're donating and what we're junking. Mrs J is being ruthless. Sentenced me to cleaning out my workshop. Talk about cruel and unusual punishment. If offered the opportunity to criminals to avoid capital punishment by cleaning the workshop, I think they'd just go ahead and end it all. Unfortunately, that is not an option for me.
0800 19 October. Actually once I got started, I made quite a bit of progress. 8 large black trash cans full of "stuff" (swahili for "junk") were taken to the dumpster. All the tools and good stuff I want to keep are in Plastic boxes with snap on lids. Back wall and work bench back there are pretty well ready to go. Stuff along the right wall are still needing some dumpster/no dumbster decision making. But progress is being made.
C'est la vie! Most of the stuff along the right is small and hand tools, so that will be packed into shipping boxes as we're taking it with us. The packing process has progressed about halfway up the right wall just on the far side of the crumpled Lowes (plastic) bucket. Still a lot of junk to be thrown out but ... progress.
Update: Right wall has been de-junkified. Found quite a few tools that I didn't know I had (e.g. I now have 4 contour gauges. I'm sure they'll all come in handy when I gain three more hands.)
But, we're under contract! Never imagined that things would change so fast. Still a lot of hoops to jump, but we're making progress and will be on our way or will be soon. But, it ain't over until it's over, so fingers are crossed (unless I'm carrying out trash, which means they aren't crossed very often).
1600 Oct 19: The Buyer asked if she could bring her daughter and the daughter's husband by and look at the property. We said OK. They seemed happy with the property and were satisfied that it would accommodate the daughter's pregnancy requirements. So...Finally...All happy all round.
What a week! Thank you, Lord, for keeping me calm and sane! Please continue to help until it's official.

You might want to consider one or more of the containerized shipping options where they deliver a container (or several) and you (or friends/neighbors eager to see you on your way) can stuff them full of your household stuff. Then, the containers can be moved to your new abode, or a storage location for unloading. This is much different than the high risk traditional "put it in a van and they unload the van at their warehouse, and try to find it all and put it on another van and deliver it to you later" moving process.
PODS and U-Haul and similar have container options. ABF freight has some (and really rugged/secure containers) and I think they also have the option of 20 foot trailers. Traditional movers may also offer this sort of stuff now. Unless you are 100% sure of a door to door move with no storage in transit please consider this.
Reminder- Mark EVERY box with contents and from whence it came. A few minutes listing all the junque within will make life a whole lot less frustrating when you get to final destination and start looking for a corkscrew or left handed faucet wrench.
Hope the next steps are quicker than the previous adventures.

DeleteYes, the mil gives us plenty of experience, but usually the packers and stuffers were hired help, vice ourselves. Maybe you did a dity move though. His PODS recommendation is a good one, one that was not an option for my last move. It worked great for moving my M.I.L.
DeleteI think I'm going to talk that over with Mrs J. We're most likely gonna have to store our "stuff" for a bit while the house is being built, so load it up, keep it in there until ready to move in, then unload. Sounds logical.

To back up Mr Blackshoe's suggestion, I used PODS when I moved from NY to MI. It went very well, I loaded my POD in my driveway, they came and picked it up and delivered it in 2 days to western MI. Where we unloaded it. It does cost some bucks, but it did grant me some extra time as I was able to peck away at the packing and unpacking. When I moved back, I used 2 Men and a Truck as the moving company. They were great. Came and got everything, moved it to my self store place but was rather pricey. Had a local company move me outta storage and into my house, which was AWESOME as they put stuff where ever I pointed--in other words, THEY moved all the heavy stuff. Which my back appreciated, and my wallet was okay with as it wasn't 800+ miles across country.

My bottom line is I hate, loath and detest moving, even though I have done it a bunch of times...and while buying a house can be fun, it always involves some type of work before, and then involves moving in. Cause there is always something that is quite right, "better to fix it now before we get all the furniture in here"...famous last words...
My first thought when I read you were going on a cruise was "Uh-oh, guaranteed to sell the house fast now". Never fails. Like, it must be a Murphy rule corollary or something.

PS: Don't forget to take your medical records with you!! Especially copies of scans and such. Because you will have to get established with all new doctor types--at least I am assuming so...just a reminder...

DeleteI will take a copy of my records with us. And I guess I better talk to my Doc's assistant to start making copies. They're likely to run out of paper and copier fluid more than a few times, so a head's up is appropriate.
Moved a lot as a kid and in the AF, so am used to it, although getting hands on in the move wasn't really a problem. The movers came, packed up your stuff, left. You left, set up a date to move in and voila' a day maybe 2 later you're moved in. This one isn't looking that way. More to follow.

If the sale can't be complete in a short amount of time, you could always let them stay in the guest houses as renters with a super low rate I suppose. That could sweeten the deal if needed, and could alleviate any concerns with their daughter. Some things that can tank a sale (from my retired realtor wife):

Interest rate changes affecting their ability to borrow/pay.
Not requiring earnest money (keeps them committed)
Home inspection finds major problems (reluctant owners may use that to back out on even minor issues)
Your inspector and their inspector differ and buyer demands huge concessions (you already lowered your price though)
Appraisal is below sale price (your realtor wouldn't let this happen)

Why four contour gauges? Because when doing interior trim and stuff like that it allows you to set 4 contours and then waddle to the shop where you drop at least one and things then go sideways, unless you make it to the workshop safely and are actually able to cut said 4 contours correctly.

Congratulations from Miss Jeanie and I (me?) ! We both remember our moving East to FL from CA and it seems to all come at once after having the place up for sale for a long time. We didn't know whether we were going to FL or try to stay in CA. The dollars answered our questions and we've been happy here. We miss Santa Cruz terribly, but cash flow in CA was ridiculous!. I "asked nicely" my new cash owners if they'd let me put stuff in the garage while I packed. They had little choice. Our stuff went to storage via my 1995 Toyota truck - AKA "Blue Lightning". It is still around after 250K miles.

DeleteMy own personal disaster area, AKA my workshop, is all but packed away. Need to go back to Lowe's and pick up a few more cardboard boxes, but should be done in the next day or so. Mover's is our current modus operandi, because while I'm intrigued by PODs, I don't think they unpack themselves whereas....Could be wrong.
As to your truck, AKA 'Blue Lightning', funny! I've got a blue pickup truck also. Only got 167K on it though. For some reason, Blue has always been my favorite color! ;-)

Ask your local mover company if they have PODS type containers, or can do a "pack and fill container" instead of filling their truck. I bet they are pretty flexible and creative. Get as many options on the table as you can before committing to anything which will require warehouse storage with extra unloading/loading which will have to be paid for, and is an activity causing most damage/loss in a move.
DeleteOf course, good Karma can end up with a delightful new home on a schedule where traditional move will be great. Options, always have options.

ReplyDeleteClosing is supposed to be 18 December. We'll see how it goes. She brought her family up the other day and asked if she could do a walkthrough of the buildings. We said ok, Mrs J loaded up the dogs and took them for a ride. I stayed at home to answer any questions etc. Daughter and her husband were nice. Said they'd liked the Mobile Home and were looking forward to some peace and quiet. Their son was excited about the horses, although they won't be there when they move in. (Horse adoption agency rules, we can't move them nor can we pass them on. Not sure what will happen to them.). Mom had lots of what about type questions, so I was glad I was there. She seemed happier at the end, so I gues it went ok.
